We are providing various engineering and consulting services for this new TELUS project in downtown Victoria, B.C.

We are providing a wide variety of engineering and consulting services for the new TELUS Ocean project in downtown Victoria, BC, Canada.

Adjacent to the historic Empress Hotel and Crystal Gardens, the 11-story tower will include nine stories of office (three for TELUS plus a digital health clinic), two levels of rooftop amenity areas, two levels of an underground parkade, plus a substantial lobby, amphitheatre, and public space at street level. 

One of the main project goals is to “Embody the Future of Technology”, and our client has committed to demonstrating next-level performance in sustainability and social purpose. The project will seek LEED Platinum, WELL Building, CaGBC Zero Carbon Building, and Salmon Safe Certifications.

The proposed design anticipates high-calibre finishes and systems, including modular radiant ceiling heating and cooling, under-floor air distribution using a raised floor plenum, and extensive communications and smart buildings integration. An all-electric Heat Recovery Heat Pump plant will drive heating and cooling in the project. 

The project will also include a rooftop photovoltaic array, building-integrated photovoltaic in handrails and skylights, and sophisticated lighting systems for facades, interiors, and landscape areas. Specific areas of the project will include CFD modeling for optimized mixed-mode ventilation systems, and daylighting/glare studies to maximize occupant visual comfort and experience. 

We are providing mechanical, electrical (including photovoltaic systems), fire protection, energy modeling, technology, sustainability, and lighting design services. With the schematic design phase complete, our multidisciplinary team is now deep into design development, working closely with TELUS, Aryze Developments, CBRE, and Diamond Schmitt. 

The project should be completed in 2024.
