Pioneering Sustainability at 1090 West Pender

Located in the heart of downtown Vancouver, 1090 West Pender presented a dual challenge: delivering a state-of-the-art, 33-story office tower while adhering to rigorous sustainability standards, including LEED Gold and Well Building certifications. The project also required thoughtful integration of over 550,000 sq ft of premium office space, a three-level retail podium, seven levels of below-grade parking for 432 vehicles, and unique tenant amenities like outdoor terraces and a green roof. Additionally, one of Vancouver's largest post-secondary institutions, University Canada West (UCW), required a significant 89,000 sq ft expansion within the building to serve its growing student population.

Introba provided mechanical engineering, energy modeling, and LEED consulting services to help achieve the project's ambitious goals. Our team also provided mechanical design services for several tenant improvements within the site. Our approach to this development emphasizes seamless integration of sustainability and functionality, with a focus on meeting diverse tenant needs. 

By combining advanced energy modeling with a high-performance building envelope, a triple-pane glazing system, and innovative mechanical solutions like a heat recovery ventilation system, we delivered a building that meets the highest environmental standards and offers exceptional comfort and efficiency for its occupants. 

1090 West Pender's green roof, premium amenities, and commitment to sustainable design make it a landmark in Vancouver's Central Business District. This project reflects Introba's dedication to supporting spaces that protect both people and the planet.
